Your guide to the Georgia Residential Light Commercial Contractor Exam

A Georgia Residential Light Commercial Contractor can perform any contractor work or activity performed by a residential basic contractor and, additionally, includes activity related to multifamily and multi-use light commercial buildings and structures, and their related accessory buildings and structures, which are:

  • Less than four stories in height. 
  • Less than 25,000 square feet in aggregate interior floor space. 
  • Are constructed of wood or light gauge metal frame, brick veneer, prefabricated, or manufactured type of construction; or 
  • Are pre-engineered steel buildings not exceeding 50,000 square feet of interior floor space; provided that such buildings or structures are not of the type of building or structure that would constitute a special hazard to property or to life and safety of persons.

Steps to obtaining your Georgia Residential Light Commercial Contractor License

A Georgia Residential Light Commercial Contractor License is required for contracting in Georgia for any job over $2,500.  To obtain a Georgia Residential Basic Contractor license you must:

  • Demonstrate financial responsibility by providing a(n): 
  • 24-month bank credit reference form; or 
  • 25,000 surety bond; or 
  • $25,000 line of credit or letter of credit; or 
  • Affirmation of a minimum net worth of $25,000.   
  • Provide copy of an insurance certificate showing proof of workers compensation insurance as required by Georgia law and liability insurance in a minimum amount of $500,000 (individual or as qualifying agent for a business). 
  • List two projects successfully performed and completed within the residential-light commercial category within the four years prior to application submission. 
  • Pass the Georgia Contractors Business Law Exam
  • Pass the Georgia Residential Light Commercial Contractor Exam.
